Land circle rate is going to increase in Ayodhya after 7 years, prices may increase by 50 to 200%

After a gap of seven years, the circle rate of land in Ayodhya is going to increase. According to a report in Indian Express, on Thursday the District Magistrate released the list of proposed circle rates and sought feedback from the people. According to the information, the proposed rates are 50 to 200 percent higher than the current rates applicable from August 2017. The last date for submitting feedback is September 4. After this the rates will be finalized and notified.

The circle rate in Ayodhya was not revised for the last seven years. Land transactions increased during these years because the price of land increased rapidly after the Supreme Court’s order to build Ram temple in 2019.

The district collector has the authority to fix the price of land

The Uttar Pradesh Stamp (Amendment) Act, 1997 was amended in 2015. It states that the District Collector, as far as possible, will determine the minimum price of agricultural/non-agricultural land and other immovable properties in rupees per square meter every August. This will include the use of land, irrigation facilities, distance from roads, markets, bus stations, railway stations, factories, educational institutions, hospitals and government offices, its location within urban or rural areas and other possibilities like distance from developed areas. In such a situation, it is being claimed that the proposed rate will increase by 200 percent in some areas of Ayodhya.

The circle rate in Ayodhya was earlier revised in 2017

Ayodhya is one of the 54 districts of Uttar Pradesh where the circle rate was last revised in 2017. At the same time, the circle rate in 21 districts was revised in 2023. In 2023, the rates were also revised in the districts adjoining Ayodhya such as Barabanki, Ambedkar Nagar, Gonda and Basti and Sultanpur.

Circle rate is an assessment of the value of land in its jurisdiction by the district administration. On the basis of this assessment, stamp duty is decided on sale or purchase and on this basis the administration acquires property from land owners including farmers.
